When it comes to buying a home, a main consideration is location. You may choose to extend, alter and improve, but the location remains a factor that cannot be changed.

The best advice would be to know the area you’re buying in; what’s nearby?  What do the neighbours think?  Where are the local schools?

Follow our tips to help you with your research;


Look on street view
If it’s a completely new area to you or you are viewing at night when day light is limited, explore the surrounding area on Google Maps Street and take a look around.

Google maps will give you an independent view of the location, outlooks from the property and you can search walking/driving distances to points of interest.

Research your neighbourhood
If you want to get an idea of the local area – speak to neighbours and local people!  Local agents should be well placed to advise on the property location, nearby amenities, proximity to bus stops, train stations and local shops.

If you have the time, visit local hot spots at different times of day or even look at staying in a local bed and breakfast or air bnb to get a feel for the area.

Find out school catchment areas
So, you’ve found the perfect area – but what about local schools?

Check if anyone’s planning building works
As part of the home report, the property questionnaire asks the seller if they’ve received notice in the past 3 years of a neighbouring property having made a planning application.
To avoid any unexpected surprises, you can also check for yourself with the local council – Fife Council offer information here Fife.gov.uk

Traffic and road noise
Visit a property at different times of day – it may seem relatively quiet during an evening viewing – but what is it like during rush hour?  If on street parking, is this an issue when most people are home from work?

Find out local house prices
You will know the asking price for the property you are interested in but how does it compare to recent sales in the area?

There are many factors to take into consideration regarding sale prices; the current market, the demand for property and condition of homes to name a few.  Your local agent will be the best informed to tell you more.
